Waterscape Frequently Asked Questions

Thank you for your interest in my Waterscape properties. Here is a list of questions I am often asked.

What is your cancellation policy?
  • Notice greater than 60 days: Deposit and all rent will be returned less a $100 administrative fee.
  • Notice between 30 days and 60 days: Full deposit lost. Any paid rent will be refunded.
  • Notice less than 30 days: Full deposit and rent lost. An attempt will be made to re-rent the unit during your scheduled reservation. If successful, your rent will be returned. If the unit has to be discounted in order to obtain a renter at the last minute, the issued refund will be the amount of the new rental.
  • Cancellations or early departures due to inclement weather or beach conditions does not warrant any refund of rent or deposit.
What is your COVID policy?

Back in 2020 when COVID was a new thing to us all, beaches quickly closed. I refunded every single guest. (See my reviews; it's mentioned many times.) It was difficult on my business, but I made it. Now, we all know what COVID is and what risks there are when booking reservations. We BOTH have risks with COVID, but I cannot bear them all. I cover my side of the risks: if beaches close, if our resort closes, or if travel is banned, I will refund or move your dates. All other risks associated with Covid, such as a family member becoming ill, you losing your job, or you just choosing not to travel, must be risks YOU assume. While I am senstive and understanding of these issues, I cannot personally insure every possible risk associated with COVID. I do try to work with guests, ALWAYS, when emergencies arise.

What is your hurricane policy?
  • No refunds will be given unless the National Weather Service orders a mandatory evacuation for our specific area.
  • For days that the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning area”, you will be refunded:
    • Any unused portion of rent from departing earlier than scheduled due to the mandatory evacuation
    • Any unused portion of rent from delaying arrival until the mandatory evacuation is lifted
    • Any rent for a reservation that is scheduled to arrive during the “Hurricane Warning” period.
Are pets allowed at the cottages?

Guests are permitted to have pets at Camp Brooks. For the sanitary reasons, however, pets are illegal on our beaches.

While I'm on the subject...All vacation rental owners know you can buy a service animal vest off the internet. A vest does not make your pet a service animal. Service animals are trained to do a task for a person with a disability. Please don't try to disguise pets as service animals. This creates skepticism for people with real service animal needs, and is just dirty business. In Florida, misrepresentation is also a misdemeanor.

Can we have groceries delivered to the cottage?

I offer an "inside job" grocery delivery service which includes having your groceries SET UP in the cottage when you arrive. (In the fridge, in the cabinets). However, I do not permit outside vendors in the cottage until AFTER your check-in time. There are reasons for this. If they are earlier than my housekeeping team, the fridge may not be cleaned out yet, and may even have the last renters' food still in it. Likewise, they track in sand and footprints and then we get calls that the unit isn't clean. My personal team is trained to clean out fridge, sanitize, remove shoes at door, etc. My team will provide you with the best experience. If you want to go another route, set your delivery time after 4pm on your check-in day.

Which location is right for me?

Truly, each of my properties offers something different.

First I have this one, Camp Brooks. This is a budget rental, tucked off the beaten path, behind the bridge, in the quiet peace! You will not be waterfront, but you will be FUN-FRONT! Downtown is super fun with LOTS to do. The closer you get to the beach, the more you should expect to pay.


This leads us to Waterscape! Waterscape is one of the most popular resorts in the Destin/Ft. Walton Beach area. The resort includes multiple pools with waterfalls (one pool heated seasonally), lily pad course, waterslide, lazy river, splash pad, 2 hot tubs, poolside gas grilling, and it’s all BEACHFRONT! My rentals include two chairs, umbrella, and free kayak and paddleboards set up on the beach for you daily. I’d love to have you there!


The final property I have is The Bay House! This is the finest property in my fleet, offering waterfront, PRIVATE, quiet, lucury vacation accomodations. Bring your fishing poles. Swing on back porch. Grill on the patio. Make an outside fire in the pit. Drool over the sunrise. Rent a boat, better yet bring your own. We have a slip! Lounge on the private beach/sand. Watch for dolphins. Catch crabs. Paddleboard. Swim. Rent a golf cart. Lay in the hammock. Just enjoy the views! It’s quiet and private and will change what you think about the “need” to be beachfront. Bayfront life is AMAZING. Sleeps 1-10, and pet friendly Come on down! It’s gorgeous.
